The Gateway District is located on the burgeoning technology corridor SeminoleWAY, at the intersection of Red Bug Lake Road (East Mitchell Hammock Road) and SR-417 Greeneway. SeminoleWay, a high-tech corridor along SR-417, is the northern portion of Orange County’s InnovationWay. It links both Orlando and Orlando-Sanford International Airports, the University of Central Florida, Orange County’s new “Medical City” at Lake Nona, Seminole State College and the Kennedy Space Center.

The Gateway District area is comprised of 19 parcels, totaling approximately 67 acres, with an average parcel size of ~3.5 acres. The majority of the parcels are vacant and offer a great Greenfield development opportunity for firms seeking an eastern Seminole County location, near the University of Central Florida, with corporate visibility from SR-417. Several of the contiguous parcels are under common ownership offering assemblage opportunities. Parcels numbered 1, 3, 4, 5 and 17 (combined parcel size ~22.41), parcels numbered 11 and 14 (combined parcel size ~8 acres) and parcels numbered 2, 8 and 18 (combined parcel size ~12.47 acres) can accommodate facility development from 150,000 square feet in size to up to 300,000 square feet.

The Gateway District’s large plate, greenfields, limited parcel ownership, visibility, and access to SR-417, make this area ideal for conventional office campus, corporate headquarter and manufacturing development. The Gateway District’s close proximity to UCF also provides an ideal location for research services, life sciences and technical businesses.

The Gateway District sites are located within one of Oviedo’s new SEED Areas (Seminole Economic Enhancement Districts). This enables developers access to apply for a range of site development incentives including:

  1. $2,500 Job Bonus Refund for each new job created in a designated SEED area by an eligible business;
  2. Sales Tax Credit on building materials purchased for the construction of a housing project or mixed-use project; and
  3. If you enter into a SEED Site Rehabilitation Agreement (SSRA), you will be eligible for:
    • 50% Voluntary Cleanup Tax Credit (VCTC) applicable to Florida’s corporate income tax;
    • 25% Additional VCTC if the property is redeveloped with affordable housing; and
    • State Loan Guarantees for primary lenders, up to 50% on all brownfield (SEED) sites and up to 75% if the property is redeveloped as affordable housing.

Federal benefits that may also be available for development in the Oviedo SEED areas include:

  1. Site-Specific Activities Grant to DEP to conduct Phase I or II Environmental Assessments and/or limited source removals for eligible recipients using federal grant funds; and
  2. National Brownfields Assessment Revolving Loan Fund and Cleanup Grants Brownfields Federal Tax Incentive that allows environmental cleanup costs to be fully deducted in the same year they occur.
